It is fantastic news that the country wide COVID-19 restrictions are now being eased, meaning travel around the UK and property buying, letting and management can be conducted more easily. Sadly however, travel abroad is still prohibited.
Let us tell you what news there is in the renting world of property! Restrictions have now been put into place for landlords renting out their properties. As of the 1st April 2021, an EICR certificate is mandatory for each existing tenancy (They applied to all new tenancies from 1st July 2020).
The purpose of the EICR is to find any potential fire hazards/electric shock risks, identify any defective electrical work, detect any lack of earthing or bonding and pinpoint any overloading of electrical circuits/equipment.
Many homes will be surprised by this as it has silently come into force. For the home-owners who are not renting their property (ies) out, you have nothing to worry about, but for the rest, the advice is to double check that you are ticking all the legal requirements. It can be very daunting when looking at the legal specifications, a property expert or electrical engineer will be able to assist you.
